⭕ THE SITUATION:
- My roommates (a couple) currently living in the room on offer have decided to move on to greener pastures. I am looking for another couple to replace them as the room and the house is perfect for couples.

THE HOUSE:
- A fully modernized maisonette perched inside a beautiful park in Lambeth. This house is quite unique, not only in this park, but in most of London. I know because I have searched and its very hard to find something like this. Small footprint, high ceilings, big windows, great amenities, and a beautiful terrace perched into the park create an incredibly cozy house to live in.
- The bottom floor (bedrooms and bathrooms) is fully carpeted and furnished with beautiful beds, modern bathroom fixings, and ample storage space. The main bathroom with the bathtub has a big washer and separate dryer that gets the job done. Both bathrooms come with towel dryers that heat the place very well.
- The top floor (kitchen and living area) is made of reclaimed oak from France, high ceiling beams, furnished with a comfy set of couches and an antique dining table. The kitchen is fully modernized with split fridge and freezer, dishwasher, induction hobs, 2 ovens, and instant hot-water tap. I have also added a pantry furniture for extra foodstuff and drinks storage.

THE ROOM:
- The room on offer is a double with en-suite bathroom AND a walk-in closet. It is quite spacious and gets ambient natural light from the skylight that is under the terrace. A great space for a couple.
- Comes furnished as in the pictures.

ABOUT ME:
- I am a young professional (27yo), working in consulting in the city. I spend most of my time out and about in London, making deals and friends! When I dont work, I like to go out, play some tennis in the park, or relax with a book (rarely).
- I have a pretty eclectic range of interests as any city-dweller should expect: business, economics, psychology are usually the topics that spark my fancy.. in the form of a dinner conversation, or a movie.

ABOUT YOU:
- You are a couple of professionals in late twenties or early thirties. Similarly busy like me, and tend to spend a lot of time out of home, more often than Netflix and couching.
- Having an active and drama-free social life is key; love to live with people that keep their minds and lives busy.

LEASE and TIMING:
- Our current lease expires end of May, and I am looking to sign a new 12-month lease with by June 15th. Move-in date and lease start date can be pushed up into May if need be and we agree with the housemates that are moving out. (They would be looking to leave earlier if tenants are found).

FINANCIALS:
- Rent: 1200 pcm for the reoom
- Utilities: ~100 pcm
- NO AGENT FEE (Deal directly with a very nice landlord)
